A2V2 closed at $30M against $29M after 46 days of ads. The next one should open to a list of booked, qualified investors, not to strangers.

What happened

46 days of A2V2 ads, end to end

$10,040 of ad spend. Two ads carried it, and the caller doubled what each dollar produced.

Same period, both halves. 23 days before the caller started on 27 August and 23 days after. Spend per day rose 27%, meetings per day rose 163%, so the caller is most of the change, not the budget.
The gap

Every raise so far started from zero

The ads only start when the deal is announced. Two weeks go to warming up. Then the deadline arrives while the funnel is finally working.

What broke, 1

The CRM missed 45 bookings

The Zap that tags a booked call dropped weeks of bookings. The calendar shows 129, the CRM tag shows 84. Fixed since 14 September, and a Calendly export will reconcile the rest.

What broke, 2

The webinar came last

It was asked for on 28 August, the same email that said the raise was already oversubscribed. A final fishnet built over a weekend cannot do what a page running for months does.

What the market runs

The 10 longest-running investor funnels on Meta

2,396 active ads read across 45 searches of the Meta Ad Library, September 2026. Coaching and courses removed. Ranked by how long the same ad has run, because an ad still live after months has paid for itself.

Sponsors selling a priced deal do not run webinars. They gate a deck and put "Book a call" beside it.Focused Capital, VonFinch, Greenwood, Healing Realty. The ready investor skips the nurture.
The 2 longest runners sell no deal at all: a book, 2,131 days, and an evergreen video, 698 days.Praxis Capital and Kronos. Both lead with something true whether or not an offering is open.
Only 2 of 90 advertisers lead with price against value. Both are the closest matches to Nitya.Nitya's line is stronger and checkable: 1,292 units at $99k a unit against $214M of recent capitalisation.
Nobody runs a 45-minute webinar. BAI's briefing puts the terms at minute 1:30 of 8, and closes on one named person.Terms first, credibility second, a 4-step next-steps slide last. The reverse of build-trust-then-reveal.
The recommendation

The Nitya Briefing: one page that runs all year

A 9-minute recorded briefing that plays without a form, a written summary behind a 5-field form, and a booking calendar beside it. About how Nitya buys, not about one deal, so it never goes stale. The 30 September live briefing becomes the launch moment of the next offering, to a list that already exists.

Running order, 9 minutes, Swapnil on camera
  • 0:00The buildings. Drone footage of A2V2, one line on what Nitya owns across the Sunbelt.
  • 1:00How we price a deal. $99k a unit against $214M of recent capitalisation, $323M to build the same. The basis test before any bid.
  • 3:00How we fix the debt. Why A2V2 locked 3.5% instead of betting on rates falling.
  • 5:00Who we are. Years, units, exits, and what happened on the last two raises.
  • 6:30What an investor receives. Preferred return, return of capital, profit share, in plain order.
  • 8:00Next steps. Get the written summary, book a 15-minute call with Adreanne. One name, one face.
Between raises, one short note a month to the pool with one real number in it. No launch sequence, because there is no deal to close yet. When the next deal is ready, the list hears first, then the ads add on top.

How We Buy Sunbelt Apartments Below What It Costs To Build Them

A 9-minute briefing on how we price a deal, how the debt is structured, and what an investor actually receives. Our last offering closed at $30M against a $29M target. The next one opens to this list first.

  • The basis test we run before we bid, in dollars per unit against what the same buildings were last capitalised at.
  • How we fix the debt, and why the last deal locked 3.5%.
  • What you receive and when, from the preferred return to the exit.
  • How to be on the list for the next offering, and what we verify first.

What we build

Four weeks, then it runs on its own

  • The briefing pageHeadline, 9-minute video, written summary gate, calendar beside it, confirmation page with the call framed as the next step.
  • The recordingScript written by us in Swapnil's words, one 90-minute session on camera, edited to 9 minutes with the slides above.
  • The written summary6 pages, the same running order, sent within a minute of the form.
  • AdsThe 10 statics briefed on 13 September for the 30 September briefing, plus 5 on the basis line. Winners from A2V2 reused: the write-off angle and the flow chart.
  • Follow-upConfirmation email and SMS, the monthly note, and the caller's script updated for briefing leads.
  • The plumbingCalendly to Close fixed and verified, the missed bookings reconciled from the Calendly export, the dashboard reading the pool.

What the pool is worth by the next raise

A2V2's own figures, carried forward. Registration and attendance rates are not measured yet, so the second row is a target, not a claim.

Why the second row uses $61. That is the cost per meeting for the 23 days the caller worked on A2V2. The briefing page starts with the caller in place, which A2V2 did not.
Decide today

Three decisions on this call

1

Green-light the briefing page

And a 90-minute recording slot with Swapnil in the next 10 days.

2

Send the Calendly export

Every "Nitya Capital - Intro Call" since 4 August, cancelled ones included, so the missed bookings get reconciled.

3

Renew with the engine in it

The current term ends 31 October. The renewal covers the briefing page, the caller and the ads, and the terms follow separately.
